Selling Your Home? Here's What to Know About Disclosures

If you’re thinking about selling your home, one key step you’ll need to take is completing a seller disclosure form. This is a legal document that outlines anything you know about the condition of your property that could affect its value or a buyer’s decision to purchase.
Each state has different rules, but in general, disclosures include things like:

Past repairs or updates

Known issues with the roof, foundation, plumbing, etc.

Water damage or mold

HOA rules or neighborhood restrictions

Environmental hazards or a history of flooding
Why does this matter? Because being upfront protects you. If a buyer finds out about an issue after closing that wasn’t disclosed, it could lead to legal trouble. But if you disclose known defects in advance, you’re covered—and the buyer has the full picture.
You don’t need to know every detail off the top of your head (and you’re not required to go hunting for problems). But you are required to disclose anything you’re already aware of. Some sellers even choose to do a pre-listing home inspection to catch surprises early and make the sale process smoother.
